Sites: The James Liverpool

Reports to: Chief Operating Officer (COO)

Work Week: Monday to Friday

Work Hours: 8am to 5pm or 9am to 6pm, and emergencies

Work Type: Non-remote

Job Summary

As a General Manager, you’ll be running the operations of our Build-to-Rent (BTR) site in Liverpool, on 7 James Street. You’ll be leading the on-site team to meet all financial targets and company goals, while delivering exceptional service to our residents. You will enjoy autonomy in your daily work whilst still working closely and reporting to the Chief Operating Officer (COO).

We are seeking an experienced, self-driven, versatile, exceptionally organised, commercially savvy, and reliable individual with a “getting-things-done” attitude.

What you’ll be doing

Maintaining 100% occupancy rates in perpetuity

Ensuring the timely collection of all rent and other income that are due

Overseeing your site daily operations, rent collection, invoicing, full compliance to SOPs, policies, procedures, and service standards

Proactively pushing rental and other revenue growth

Coming up with creative and insightful Marketing & Sales techniques

Promoting our values and contributing to maintaining a strong culture

Evaluating the buildings performance by analysing and interpreting data and metrics Responding appropriately to emergencies or urgent issues as they arise

Managing the living experience of the residents from initial enquiry, through the onboarding process and tenancy administration, to departure

Ensuring the highest level of service is delivered to your residents at all times

Monitoring resident satisfaction through the appropriate channels

Conducting service recovery procedures where required

Meeting and surpassing targets for revenue generation

Attending monthly performance reviews for both sites with the COO

Establishing key strategic and long-lasting relationships with stakeholders Researching direct competitors and market trends

Ensuring all building management systems have accurate financial and resident data information Managing online and offline distribution channels

Overseeing and ensuring full compliance of Security, Fire Prevention, and other safety systems Obtaining quotes and undertaking due diligence for employees or contractors as needed to maintain, repair, or improve the property

Conducting daily on-site meetings

Holding monthly performance reviews with both teams

Providing timely, accurate, and complete reports on the site’s performance to the COO Performing other reasonable job duties as requested

Your background & Requirements

A minimum of two years' experience managing Build-to-Rent (BTR), Co-Living, or Purpose-Built Student Accommodation (PBSA) assets

Strong general business knowledge base and understanding of business functions such as Finance, Sales & Marketing, HR, etc.

Knowledge of P&L statements and the ability to react with impactful strategies

Strong experience and knowledge in Tenancy Legislation (AST, Licences, Section 8, Renters Rights Bill 2025, tenancy deposit protection, and inventories)

Excellent research, writing, and oral communication skills

Outstanding people and client management skills; strong teamwork and team leadership skills; cooperative working style

Comprehensive knowledge of Health & safety and Building regulations

Strong project management skills to coordinate with diverse teams and meet project deadlines

Initiative and resourcefulness: ability to make things happen in creative ways despite a lack of resources

Ability to conduct viewings, negotiate effectively, and close sales

Excellent problem solving and decision-making skills

Positive, result-oriented, can-do attitude, sharing perspectives to achieve personal and organisational targets

Working knowledge of MS Office, Google Suite, Inventory Hive, Rightmove Plus, Zoopla Pro, and other property management tools
